The Hidden Cost of Managing Your Home: Your Time
Projects, maintenance, repairs—and all the work that happens before and after someone shows up.
You sit down to enjoy a quiet evening, then remember: the contractor never sent the estimate, the air-conditioning service needs to be scheduled, and you’re still waiting for answers about that small leak.
These small tasks add up to another job—one that interrupts your day and stays on your mind. The cost of maintaining a home isn’t just materials and labor. It’s also your time.
Projects, maintenance, and repairs require more than someone just showing up. You have to explain the situation, arrange a visit, review recommendations, and decide how to proceed.
Meanwhile, routine upkeep keeps coming. What has been serviced? Why hasn’t the HVAC contractor followed up? Wasn’t there a plumbing issue I wanted to address? With homes, there are a lot of little details, and someone has to keep track.
Finding a vendor is only the beginning
Finding someone to call is only the first step. Then comes the scheduling, access arrangements, arrival windows, and follow-ups. When several trades are involved, someone also needs to coordinate the sequence and clarify who is responsible for each piece.
Working with a large volume of home projects and vendors is a central part of what we do at Spectrum Concierge. We’re constantly vetting local companies to help our clients find the right fit for their homes. Rather than starting every search from scratch, our client’s draw on our ongoing effort to find the right local service providers.
Projects require an understanding – not just an estimate
An estimate doesn’t always give you a full understanding of the situation… and sometimes, it doesn’t even address the main issue. What caused the problem? Does the proposed work address the cause or just the symptom? Is it inclusive of everything we need? And why might two vendors recommend different solutions?
Getting clear answers takes attention, conversations, and sometimes another visit or a competing bid. That’s time spent not doing the repair itself, but making sure the right company is selected, along with the right scope of work. In addition, having experience in handling the wide variety of projects and issues a home may face can pay massive dividends in making sure the right work is being done right.
Just as importantly, it takes someone who genuinely understands the home and cares about what happens to it. When we oversee a project or coordinate outside vendors, we approach the work as though it were our own property. That means looking beyond the easiest or most convenient solution, asking the additional questions, checking the details, and making sure the work is completed properly. We’re not simply there to coordinate a vendor or check a box; we’re there to protect the homeowner’s interests and make sure the home receives the attention and care it deserves.
Getting this part correct may be the most important factor in the success of the work.
Software built to keep it all connected
All of this coordination, communication and follow up is where our Administrative Concierge comes in, and is also the reason that we built our software. Our team structure has proven effective in handling this “back-end work”, and our software is designed to make tracking maintenance, repairs, projects, and the communication surrounding them seamless and efficient—so keeping up with the work doesn’t become a project of its own.
The goal is greater efficiency, quality work that achieves the desired goals, better management of project and maintenance costs, and most importantly, more time saved for you to do the things in your life that matter to you. You should still have a say in the decisions that matter—without having to chase every detail. Your home is meant to be a place to live, relax, and enjoy the people you care about, not a never-ending list of issues and/or open tasks.
The next time you ask, “What will this cost?” leave room for one more question: “How much of my time will it take?”. Your team at Spectrum Concierge is here to alleviate the “Time Cost” of the projects surrounding your home, and we’re glad to help.
